Many people here in the keys are experiencing difficulty with their mortgage. Please take a few minutes to read some of the material I've posted below. I am not an attorney or CPA only a member of this community offering some ideas from personal experiance gained through my real estate career here in the keys. Maybe you'll find it of some help.

 

Call your lender ! Most lenders have “home retention” departments set up now, trained to help homeowners before a foreclosure happens. If you qualify for a hardship exception, they might modify the terms of your loan. It's a pain...They'll want to go over your financial situation and they'll want to know why you are having a hard time making your payments. You will have to push them but they will try to find a way to help. They don’t want to foreclose on your house any more than you want to lose your home. Don't give up. Call, call, call, write and then call again . If you still can’t afford to stay even with their help look into some of the government sponsored refinance programs. If none of that works for you the next step might be to look into a short sale. Get it approved by your lender !  I'm not going to kid you, it’s not an easy process, but it can work with patience and a good Realtor. It will save you going through the foreclosure process.  Good Luck.
